Annie’s Room/Suite -

Rena’s Room -

$210 per night May-Oct (2 night minimum) $195 per night (single night Nov - Apr) $185 per night (multiple nights Nov-Apr)

Grace’s Room -

Charlie’s Room -

All rates are based upon double occupancy; New York State sales tax (8%) and Tompkins County occupancy tax (5%) are additional.

For a third person in the room twelve years of age and older, please add $25 per night.

The rates above include a full gourmet breakfast served in our dining room (or in other locations throughout the B&B) from 8 to 9:30 am. We should note … we are flexible with our breakfast time if your schedule requires something different … just let us know and we’ll do our best to accommodate your needs!

As for breakfast, you’re in for a treat! We start with either a fruit cup or homemade applesauce along with homemade yogurt and granola. Main entrees alternate between savory and sweet offerings served with fresh baked goods, breakfast meats, potatoes and vegetables based upon what’s in season and most delicious. Our coffee is locally roasted by our neighbors at Copper Horse Coffee … great partners and coffee! We also offer juice and an extensive assortment of teas.

During prime growing season we try to source much of our food locally with some of it picked daily from our own gardens. When available, we use fresh local eggs provided by neighbors and friends.

Finally, if you would like to invite additional guests to join you for breakfast an additional charge of $20 per person will apply.

Rates during special events may be higher. Kindly contact us for rates and to book rooms for Ithaca College and Cornell University commencements.

A three night minimum stay is required for the Cornell University graduation weekend. A two night minimum stay is required for Ithaca College’s graduation weekend. A two night minimum stay is required for both the Cornell University and Ithaca College family weekend.
